International & Transfer Students

We include Wifi, Trash, complimentary parking, access to all of our onsite amenities, and on-site maintenance! The only utilities you need to budget for in addition to rent are Water & Electric, which will be billed monthly based on your usage. We offer both furnished and unfurnished homes, and you can contact our office to ask about our current prices and availability today!

We recommend bringing items such as your personal belongings, clothes, bedding, toiletries, pots/pans/dishes/silverware, and any decorations! All homes come with your major stainless steel appliances in the kitchen as well as a Full-Sized Washer/Dryer. Also, bring a form of Photo ID (License, Passport, etc) so that you can check-in and receive your keys on move-in day!

Our brand-new furnished homes include cozy and thoughtfully selected furniture pieces including a Queen-Sized Memory Foam Mattress, bedframe and headboard, desk and desk chair, bed side table, and a set of stackable dresser drawers for the bedroom. In the common area, we provide a couch (size varies depending on number of roommates), coffee table, entertainment stand, side tables, and seating for the kitchen (either a set of bar stools for the kitchen island or a dining table depending on the floor plan).

Because we lease on first come-first serve basis, and availability is extremely limited for Fall 2024, we can offer a Non-Enrollment Addendum. This means that you can sign your lease NOW and secure your spot at our current rates, and if you don’t get into Clemson, all you need to do is send us proof that you weren’t accepted by July 1st, and you can get out of your lease! We offer several options to apply and sign to live at The One! Students can apply with a guarantor as long as they are at least 25 years old, have a U.S. Social Security Number, and pass a credit and income check. Students applying with a guarantor are required to pay a $100 Security Deposit. If you do not have a qualifying guarantor, there are 3 other ways to qualify!

  1. Self-Qualify: If you have a U.S. Social Security Number, make 3x your  monthly base rent, and can pass a credit check, you may opt to Self-Qualify. All Self-Qualifying Applicants must provide proof of their income via 3 consecutive pay stubs and are required to pay a Security Deposit equal to 2 installments of base rent.
  2. Guarantor Waiver Program (GWP): If you are a full-time student and do not have a qualifying guarantor, you may opt to use our GWP. You will need to send proof of Full-Time Enrollment and sign a Guarantor Waiver Program Addendum. GWP Applicants are required to pay an additional monthly fee of $88 and pay a $100 Security Deposit.
  3. International (I20): If you are an International Student who does not have a qualifying guarantor, you may apply with your I20. International Applicants are required to pay a Security Deposit equal to 2 installments of base rent and send proof of their I20.

Note that all Security Deposits are refundable, pending your move-out inspection and any damages to your apartment.

While there is not a set deadline, our availability and rates are first come-first serve. The only way to secure a spot at The One is by completing the Application & Lease in full. We recommend signing as soon as possible, and are happy to help guide you through this process & answer any questions you may have.

The One is located at 135 Dean Way, only 5-7 minutes to the heart of Clemson, campus, local grocery stores, restaurants, bars, and more!

When you apply, there is an option to list your preferred roommates. Once getting approved, to confirm you will be living with your preferred roommates, each individual resident will register for Room Sync, our Roommate Matching Program. From there, you can “sync up” on the app, which is what notifies our office that you want to live together!

We lease our 3, 4, and 5 bedroom homes individually, by the bed so you can sign your individual Housing Contract and lock in your spot as soon as you’re ready regardless of your roommates! We cannot, however, hold spots for preferred roommates or anyone since we lease first come-first serve. To ensure you and any friends can live together, we recommend signing at the same time if possible.

We offer fully virtual leasing for your convenience so that you are not required to come in-person! To get started, you’ll first hit the “Apply Now” button on our website! From there, you’ll fill out all 7 steps of your non-binding application, submit (and pay any fees if applicable) and once your lease is generated, to officially secure your spot, you will initial and sign all documents. Depending on how your application type/how you’re qualifying, there may be additional steps required prior to screening and lease approval. This year’s Housing Contract runs from August 15th, 2024-July 31st, 2025. Due to the number of residents we have at The One, we will be scheduling move-in time slots over the course of the day. More information regarding your specific time slot will be sent closer to your lease start date. If you cannot move-in on your lease start date, please contact our office with when you do plan on moving in so we can prepare for your arrival! Rent, regardless of the day you move-in, will be posted August 1st and must be paid in full prior to you receiving your keys.

At the One, we offer both a private shuttle and access to a CAT bus stop near our community that will take students to the heart of campus in just minutes! For those who have vehicles, we offer free parking onsite.
